River Oaks is the most terrible place I have ever lived. I have almost lived there for almost a year and I have had to have maintenance come out for HUGE problems at least 6 times. I have had so many emergency issues that I have had to take several vacation days off work to clean up messes. Some of these huge problems include: severe black mold in kitchen and bathroom upon moving in (it took them a month to clean it up and some of it still exists after repeated calls), water heater busted at 3 a.m. causing massive flooding, huge water leak in my ceiling (that was left unpatched), and my air conditioner has gone out twice now in 90 degree weather. All of the maintenance repairs are half-assed or incomplete. They will stop the water from leaking but not patch the ceiling. They use shotty products and do just enough work to get them running again, but they break again a week later. This place is just a nightmare. Don't make the mistake that I did. I am counting down the seconds until my lease is up. Maintenance never comes when they say they are going to. If you don't call them DAILY they will never come to fix anything. They will constantly tell you that they are waiting on a part to arrive to buy themselves more time (go to a freaking hardware store and buy it). The manager is extremely rude when you have any complaints. She will make excuses for the maintenance, stating that things are broken all over the complex and they are so busy fixing other resident's repairs that yours will have to wait. (if that many things are breaking then you either need to buy better products or fix them correctly the first time) and (if you can't complete a maintenance request in a reasonable time, then you need to hire more staff) I don't have the option to say, "well I'm really busy paying other bills right now, you're just going to have to wait until I have some time to pay you my rent." The complex has a D- rating on the better business bureau website so they obviously don't even care that their residents are so unhappy. It's a shame because this is a great location and has the potential to be a beautiful place because of the scenic location, however NOTHING is taken care of properly and it is horribly managed. The water in the "pond" out front is disgusting (stagnant with a thick film over it most of the time) it's a horrible mosquito breeding ground. There are huge problems with erosion all over the grounds, due to improper or broken drainage systems. There is a hole (caused by erosion) by the back of my apartment that is so big I worry people's dogs may fall in and get hurt. The place is just a huge mess if you get a good look at it. My advice is to read more reviews about the place on other sites as well. So many people have written horrible reviews and they aren't lying or exaggerating! Most of the positive reviews that exist, I believe are written by the office staff in order to lure more people in (so they can collect their bonuses). Save yourself a massive year long headache and just find another place to live. This place is a candy coated slum. They spend a lot of money marketing the property to make you think it's fabulous, when they should spend that money to simply make the property livable. |
